Please note that winning bidder will be required to make a 10% non refundable deposit to Whatman Realtors & Auctioneers 1160 Lexington Ave. Mansfield, OH 44907 within 48 hrs of auction close and Seller Confirmation. Winning bidder will also be required to sign a Real Estate Auction Contract, Auction Terms and Conditions, and any other applicable documents within 48 hours of seller confirmation.

Buyer Accepts Property As Is. Sale is not contingent upon Inspections, Financing, or Appraisal. Property sells subject to all Easements, Right of ways, Leases, Etc on record. Preliminary Title Search has been done by Southern Title and is available to prospective buyers upon request.

Any inspections to be done prior to auction closing day. Property sells As Is including any Easement, Leases, right of ways, etc.

Please note that water Service is currently not working at the property. Property sells AS IS.

Any personal items remaining at the property as of closing will transfer with the property.


There will be a 10% buyers premium added to the final bid price to arrive at the contract sales price.
