Real Estate Auction Terms and Conditions:

Please note that winning bidder will be required to make a 10% non refundable deposit to Whatman Realtors & Auctioneers 1160 Lexington Ave. Mansfield, OH 44907 within 48 hrs of auction close and Seller Confirmation. Winning bidder will also be required to sign a Real Estate Auction Contract, Auction Terms and Conditions, and any other applicable documents within 48 hours of seller confirmation.

Buyer Accepts Property As Is. Sale is not contingent upon Inspections, Financing, or Appraisal. Property sells subject to all Easements, Right of ways, Leases, Etc on record. Preliminary Title Search has been done by Southern Title and is available to prospective buyers upon request.

Any inspections to be done prior to auction closing day. Property sells As Is including any Easement, Leases, right of ways, etc.

Please note that water Service is currently not working at the property. Property sells AS IS.

Any personal items remaining at the property as of closing will transfer with the property.


There will be a 10% buyers premium added to the final bid price to arrive at the contract sales price.

10% non refundable deposit to be made by winning bidder within 48 hours of auction close/Seller Confirmation. Balance due within 45 days.

Possession on closing.

Buyer is responsible for title search and title insurance. Buyer will be required to purchase title insurance on the property in the amount of the purchase price, no exceptions. Southern Title will be the closing agent. A preliminary title search has been done on the property, and is available to buyers upon request.

Property sells with seller confirmation (Reserve).

Whatman Realtors & Auctioneers represent the Sellers in the Auction. If for any reason the sellers are unable to close the transaction, contract will become null and void and deposit returned to the buyer immediately.

A new survey has just been done on the property. Property is 15.312 Acres per the new survey.

If a property is in CAUV and removed, Any CAUV recoup will be paid for by buyer.

INTERNET OUTAGE: In the event of an internet outage that would affect the auction while live bidding is taking place Whatman Realtors & Auctioneers reserves the right to suspend and resume the auction at a later time or date.

We recommend using the Max bid function and allowing the computer to bid for you in case of internet outages or lag.

RESERVE AUCTION: All Whatman Realtors & Auctioneers "online auctions" are "Reserve" auctions. Therefore the auction company reserves the right to establish or change bidding increments, remove items from the auction, split or combine lots, add minimum bids or reserve prices, cancel, suspend, extend or reschedule an individual item and or auction event. Suspend or cancel the bidding of any buyer at any time. Change, modify, delete, or add to descriptions, photos. Change auction closing time, inspection, or removal times. Rescind the sale of any or all items regardless of high bid upon auction conclusion.
