HISTORICAL RAVINE FILL DISCLOSURE
Historically, it was a common farming practice to place old equipment and other materials in ravines in an attempt to mitigate erosion. Seller and auction company do not know whether this practice occurred on this property. If any such equipment, debris, or other materials are present, whether visible or buried, they will remain with and convey with the real estate in their existing condition. Buyers are encouraged to conduct their own inspections and investigations before bidding.
THE BUYER WILL AGREE AND ACKNOWLEDGE
The real estate is sold AS IS, WHERE IS, with all faults, subject to the terms of the purchase agreement and applicable law. Buyers should inspect the property and complete all desired due diligence before bidding.
Final sales price to be determined by final survey. Price per acre to be multiplied by final official acreage for final sales price.
A 10% non-refundable deposit of the final accepted purchase price is due on auction day and will be held in escrow until closing. In the event the buyer chooses not to close the transaction, these funds will be retained by the seller. No buyers premium applies to the real estate.
The balance is due at closing, anticipated approximately 45 days after the auction, subject to survey and title work. Possession will be delivered at closing.
The seller will pay fall 2026 real estate taxes; the buyer will pay spring 2027 taxes and all subsequent real estate taxes.
The buyer is responsible for closing costs except seller deed preparation.
The final bid is subject to confirmation by the trustee or authorized representative.
Information, dimensions, acreage, tract lines, soil descriptions, and representations are believed useful but are not guaranteed. Buyers must independently verify all matters material to their purchase.

METHOD OF AUCTION CHOICE TRACT, BY THE ACRE
The real estate will be offered in four (4) individual tracts using the Choice Tract Auction Method, with all bidding conducted on a per-acre basis.
Choice of Tracts: Bidding will begin at a price per acre. The highest bidder will have the opportunity to select any one tract or multiple tracts at the successful bid price per acre. The same price per acre will apply to all tracts selected by that bidder.
Subsequent Bidding: Once the highest bidder has selected their tract or tracts, those tracts will be removed from the auction and will not be offered again. Bidding will then reopen at a new price per acre for the remaining tracts. This process will continue until all four tracts have been selected.
No Combinations: Tracts will NOT be combined or regrouped during the auction. Once a tract has been selected, it will not be reoffered for bidding.
Seller Confirmation: All final bids are subject to acceptance or rejection by the authorized representative of the Penny L. Scholl Revocable Trust. Confirmation of all bids will occur at the conclusion of the entire real estate auction.
Purchase Price Calculation: The successful bid price per acre will be multiplied by the estimated acreage of the selected tract(s) to establish the estimated purchase price on auction day. The final purchase price will be calculated by multiplying the successful bid price per acre by the actual acreage determined by the final survey.
Survey: The Seller will be responsible for the cost of the final survey required to establish the individual tract boundaries and acreage. If one buyer purchases the entire property, the property will convey using the existing legal description and deed, and no new survey will be completed. In that event, the purchase price will be calculated using the existing deed acreage.
Earnest Money Deposit: A deposit equal to 10% of the estimated purchase price will be required on auction day upon acceptance of the bid by the Trust representative. Any difference between the estimated purchase price and the final surveyed purchase price will be adjusted at closing.
IMPORTANT: All tract acreages and boundaries shown in auction advertisements, maps, and other promotional materials are approximate. Final tract acreages and boundaries will be established by survey when applicable. Buyers are bidding on a per-acre basis and acknowledge that the final purchase price may increase or decrease based on the surveyed acreage.
